Rental Agreement & Use of Premises – R ‘n Rs  

Premises:  142 Robe River Dr Located in Valdez, Alaska

Rented as a furnished three bedroom unit  *

 

This agreement shall include standardized rental paragraphs posted on premises or mailed to Lessee and are incorporated herein by reference   

 

1   Lessor requires that unit be kept clean and orderly, especially common areas:  living/dining areas.  Unit is to be maintained in the same clean, well-maintained condition throughout stay as well as returned in the same condition as received, or security deposit will be used to bring units back to “same condition” as received or better condition.  After 2 hours of time, time is billed at $15/hour.
2 It is agreed that rental is for the sole use of named lessee as named on lease, and that Lessor will be notified of any changes.  (Only visiting family or guests) 
3 No new pets of any kind - One existing cat  approved as long as there are no problems of not using litter box, spraying, etc.  $50 of deposit retained at move out to hire professional carpet cleaning.
4 No smoking allowed inside.  Please ask guests to smoke outside & place cigarette butts in a can.  ($25 pick up fee to be withheld from security deposit if owner has to pick up after move-out.)
5   No burning of candles!  For safety reasons, and for smoke residue on walls/ceilings, etc.
6 Garbage can needs to be set out at street-side. Pick up days are Tuesdays and Fridays in the AM.  (If unit is provided with a garbage can and lid and snow shovel.  These must be replaced if lost or wind blows away during stay).
7 Unit must be kept locked when unoccupied.  Lessee is prohibited from adding locks to, changing, or in any way altering locks installed on the doors.  All keys must be returned to Lessor upon termination of the occupancy.   Replacement keys or keys missing at move-out are billed at $5 each

 

8 Non-operative vehicles are not permitted on premises, nor are vehicles which leak oil or transmission fluid.  No mechanical work may be done on-site  (Any problems & lessee agrees to appropriately remedy per EPA standards & at their cost and expense.)   
9 No nails, screws, picture hooks or adhesive hangers may be placed in walls, woodwork, or any part of residence.
10 As of the date of this agreement, Lessor/owner warrants that the dwellings sewage drains are in good working order and that they will accept the normal household waste for which they were designed.  They will not accept such things as paper diapers, sanitary napkins, tampons, children’s toys, wads of toilet paper, balls of hair, grease, oil, table scraps, clothing, rags, sand, dirt, or newspapers.  Please do not clog up the garbage disposal.  Lessee agrees to pay for cleaning the drains of any and all stoppages….clean-out or repair will be at Lessee’s expense
11 Use a can for cooking grease.  Do not pour grease down the sink.  (Owner shall be called immediately for any plumbing repairs, as owner may be able to repair without calling a plumber.)  Professional plumber, if needed, shall be at Lessee expense
12 Lessee shall not attempt any repairs.  No alterations to unit. Please report any repairs that should be needed.
13 As a precaution allow a small amount of water to run somewhere in the rental during periods of absence or extreme cold/winds.  (Any freeze up repairs to be paid by Lessee/Owner at 50% - 50%.)   
14 Lessee takes care of any driveway snow removal needed.   Lessor takes care of roof snow removal.
15 Only use 60 watt light bulbs.  All light bulbs are working at time of move in.  Please replace any burned out light bulbs at time of move-out.
16 Smoke detector working ________If smoke detectors need replacement battery – that shall be the obligation of Lessee. If smoke detector battery is missing at any time, there shall be a $25 fee..  A new First Alert Carbon Monoxide smoke detector is plugged in in the dining room.  Must be in same location at move out –  ($60 replacement fee).
17 Lessor reserves the right at any time to make such changes to the use of premises (rules and regulations) set forth and referred to above as deemed necessary for the ongoing safety, care, cleanliness, and orderly behavior for rental unit.

Plus $300 per month estimate for electric and cable TV with any overage billed at end of stay.

Propane filled by Peak oil monthly except July/Aug & topped off at end of stay

Deposit of $350 with $300 eligible for refund if no extra cleaning needed and no overage on electric or TV above $300 on any months

Due at move in:  $350 deposit; + 35 days rent (14 days rent for March 27 through April 9 + 21 days Sept 10-30)

April 10 - May 9 = $1250

May 10 - June 9  = $1250 + $41.50 = $1291.50

June 10 - July 9   = $1250 

July  10 - Aug 9  = $1250 + $41.50 = $1291.50

Aug 10 - Sept 9  = $1250 + $41.50 = $1291.50
