Use of Premises Guidelines

1 Lessor requires that unit be kept clean and orderly.  Unit is to be maintained in the same clean, well-maintained condition throughout stay as well as returned in the same condition as received, or security deposit will be used to bring units back to “same condition” as received.  If occupants do not maintain basic cleanliness and order, Lessee agrees to hire a professional company at his own add on expense to do ongoing cleaning each 2 weeks at an estimated minimum fee of $50 per unit per time.  (Mr. Clean; C&D Sure Clean)
2 It is agreed that rental is for the sole use of named lessee as named on lease, and that Lessor will be notified of any changes other than normal 'visitors'.
3 It is the policy of Lessors for parties to use the last electrical meter read of record, and Lessor shall pay their share of electric on first billing. Meter read at move in (if applicable): __________
4 No pets are approved, including reptiles & birds.   If permission is granted for a pet at this unit, a pet addendum must be signed with additional deposit paid & pet references.
5 No smoking allowed inside.  Please ask guests to smoke outside & place cigarette butts in a can.  ($25 pick up fee to be withheld from security deposit if owner has to pick up after move-out.)
6 No burning of candles!  For safety reasons, and for smoke residue on walls/ceilings, etc.
7 Garbage can needs to be set out by the curb on ____________ and _____________ Single Rental units comes with one outside garbage can.  If the wind blows it away, Lessee shall be responsible for replacing it
8 Unit must be kept locked when unoccupied.  Lessee is prohibited from adding locks to, changing, or in any way altering locks installed on the doors.  All keys must be returned to Lessor upon termination of the occupancy.
9 Rent a storage unit elsewhere, if you have too many belongings.  There is limited space for bringing more than the necessities.  Only items needed for immediate use are allowed on premises. Additionally, no furniture may be rearranged other than minor items and returned to the way they were at move-in prior to vacating unit.
10 Non-operative vehicles are not permitted on premises, nor are vehicles which leak oil or transmission fluid.  No mechanical work may be done on-site  (Any problems & lessee agrees to appropriately remedy per EPA standards & at their cost and expense.) Note:  parking space may be limited at some units.
11 No nails, screws, picture hooks or adhesive hangers may be placed in walls, woodwork, or any part of residence.  Use existing nails as much as possible
12 As of the date of this agreement, Lessor/owner warrants that the dwelling’s sewage drains are in good working order and that they will accept the normal household waste for which they were designed.  They will not accept such things as paper diapers, sanitary napkins, tampons, children’s toys, wads of toilet paper, balls of hair, grease, oil, table scraps, clothing, rags, sand, dirt, or newspapers.  Please do not clog up the garbage disposal.  Lessee agrees to pay for cleaning the drains of any and all stoppages….clean-out or repair will be at Lessee’s expense!
13 Use a can for cooking grease.  Do not pour grease down the sink.  (Owner shall be called immediately, as owner may be able to repair without calling a plumber.)  Note:  Excessive cabbage, tomato, celery, onion or carrot peelings being put down the garbage disposal may have a high probability of clogging it up
14 Lessee shall not attempt any repairs.  No alterations to unit.  Call 831-1000 or 835-3135 to report any concerns for maintenance or repair
15 As a precaution in winter allow a small amount of water to run somewhere in the rental during periods of absence or extreme cold/winds.  (Any freeze up repairs to be paid by Lessee)
16 Only use 60 watt light bulbs.  All light bulbs are working at time of move in.  Please replace any burned out light bulbs at time of move-out.
17 Walk throughs may be scheduled periodically with minimum 24 hour notice
18 If smoke detectors need replacement battery – that shall be the obligation of Lessee.  $50 fine if smoke detector battery is missing at any time.
19 Lessor reserves the right at any time to make such changes to the rules and regulations set forth and referred to above as deemed necessary for the ongoing safety, care, cleanliness, and orderly behavior for all rentals herein.  (Not to be a ‘party’ place.  Go elsewhere for such.
