Use of Premises – R ‘n Rs

Premises:  Apt #3 of 115 Foraker & Apt #4 of 115 Foraker

Located at Valdez, Alaska 

Effective Date:  February 24, 2006

Lessee (Renter):  Valdez Heli-ski Guides (Scott Raynor and Douglas Workman company)

First unit - #3 of 115 Foraker occupants:  Doug Workman, Eric Henderson, Jeff Zell

Second unit - #4 of 115 Foraker occupants  Scott Raynor, Carey Ballard, Don Sharaf

Lessor: (Landlord): Ron & Diann Hursh c/o Hursh & Assoc., Realtors

1.              Lessor requires that unit be kept clean and orderly, especially common areas:  living/dining areas.  Unit is to be maintained in the same clean, well-maintained condition throughout stay as well as returned in the same condition as received, or security deposit will be used to bring units back to “same condition” as received or better condition.  After 2 hours of time, time is billed at $15/hour.  $50 of cleaning deposit to be used towards carpet cleaning at move-out – non refundable Also to apply towards extra stairway carpet clean at move-out

2.              It is agreed that rental is for the sole use of named lessee as named on lease, and that Lessor will be notified of any changes.  No extra people may move in without pre-approval

3.              No pets of any kind

4.              No smoking allowed inside.  Please ask guests to smoke outside & place cigarette butts in a can.  ($25 pick up fee to be withheld from security deposit if owner has to pick up after move-out.)

5.              No burning of candles!  For safety reasons, and for smoke residue on walls/ceilings, etc.

6.              Garbage can needs to be set out at side of building.  Pick up days are Tuesdays and Fridays in the AM.  Watch for a dog that pulls the garbage over, a wait until AM of pick up days to put any ‘smelly’ garbage that would draw the attention of the ‘vandal’ dog

7.              Unit must be kept locked when unoccupied.  Lessee is prohibited from adding locks to, changing, or in any way altering locks installed on the doors.  All keys must be returned to Lessor upon termination of the occupancy. 

  • Rent a storage unit elsewhere, if you have too many belongings.  There is limited space for bringing more than the necessities.  Only items needed for immediate use are allowed on premises. Additionally, no furniture may be rearranged except for minor items which shall be placed back into original arrangement upon move-out.

1.              Non-operative vehicles are not permitted on premises, nor are vehicles which leak oil or transmission fluid.  No mechanical work may be done on-site  (Any problems & lessee agrees to appropriately remedy per EPA standards & at their cost and expense.)

2.              Do not park directly in front of entry door, except for brief stops &/or loading & unloading.

3.              No nails, screws, picture hooks or adhesive hangers may be placed in walls, woodwork, or any part of residence. 

4.            As of the date of this agreement, Lessor/owner warrants that the dwellings sewage drains are in good working order and that they will accept the normal household waste for which they were designed.  They will not accept such things as paper diapers, sanitary napkins, tampons, children’s toys, wads of toilet paper, balls of hair, grease, oil, table scraps, clothing, rags, sand, dirt, or newspapers.  Please do not clog up the garbage disposal.  Lessee agrees to pay for cleaning the drains of any and all stoppages….clean-out or repair will be at Lessee’s expense

5.            Use a can for cooking grease.  Do not pour grease down the sink.  (Owner shall be called immediately for any plumbing repairs, as owner may be able to repair without calling a plumber.)  Professional plumber, if needed, shall be at Lessee expense.

6.             Lessee shall not attempt any repairs.  No alterations to unit.

7.            As a precaution allow a small amount of water to run somewhere in the rental during periods of absence or extreme cold/winds.  (Any freeze up repairs to be paid by Lessee/Owner at 50% - 50%.)  ALWAYS keep windows closed at all times in winter.    Turn heat in unit to 60 degrees when gone for the whole day.  May do random checks & turn heat down if needed.

8.            Be sure to move vehicles when parking lot snow removal is anticipated.

9.            Only use 60 watt light bulbs.  All light bulbs are working at time of move in.  Please replace any burned out light bulbs at time of move-out.

10.       Lessor may enter apt to turn down heat if not turned down & occupant is gone all day.  No non-occupant use of laundry facilities.  Dryer in 115 Foraker does not turn off.  Remove 45 minutes after putting clothes in dryer.  Surcharge for overage on building electricity will otherwise apply.

  • Smoke detector working ________If smoke detectors need replacement battery – that shall be the obligation of Lessee. If smoke detector battery is missing at any time, there shall be a $25 fine.

1.         Start up sundries included – Replacement paper towels, toilet paper is responsibility of Lessees; TVs on-site; however, DVD or VCR equipment provided by Lessee if desired.

2.         Lessor reserves the right at any time to make such changes to the rules and regulations set forth and referred to above as deemed necessary for the ongoing safety, care, cleanliness, and orderly behavior for all rentals herein.

3.         Common area dryer does not turn off.  No laundry use after 9pm – If dryer is in use after 9pm – anyone noticing it should turn it off.  There will be a surcharge if common area electricity goes above the prior monthly averages.
