I neglected to answer your question regarding the garage step down which presents no problem.

Please disregard my previous comment regarding (your) projected re-engineering costs of elevated floor planning, as going through House Plans.com would be cost/time redundant.

When ready, give me the "go-ahead" and I'll order the construction house plans. Once you confirm receipt of same, we'll then discuss red line changes that I'm now formulating.

I had never heard of this before. While lookingat a thread on this topic on another forum, I realized it was more common than I would suspect AND I suspect it is an autoimmune issue

And the most prevalent autoimmune causing chemical exposure is that of BUTYL or 2-butoxyethanol.

It seems to be a type of vasculitis that leads to heart problems and shows up mostly in children.
