Client Special Instructions: 
• REQUIRED PHOTOS: Front subject, side or rear view, street scene which should include other properties lining each side of the street. 
• Comparables must be within 1 mile - urban, 5 miles - suburban, 15 miles- rural, and sold within the past 6 months.  
• Comparables should be of the same/similar style. 
• The gross living area of the subject and comparables must not vary by more than 300 square feet.  
• The total number of rooms/beds/baths for the subject and comparables should be similar.  
• Sold comps should be within 10% of the value given to the subject. 
• Explain in detail in the addendum if the above criteria cannot be met.  
• Please provide the ages of properties in YEARS, not year built.  
• Verify that the occupancy status is marked.  
• Positive/negative subject features must be provided. If there are no positive features, detailed negative features must be provided, and vice versa. Do not leave either blank. If there are either no positive or no negative features noted, indicate "none noted."  
• The subject property cannot be used as a comp. Pending sales cannot be utilized as sold comps.
