Has double garage underneath; has a wood stove downstairs; has corner fireplace in living room. Whole property in very good condition

Was for sale for awhile; good condition, large home; I don't know why it took a year to sell, and then for $19,000 less than the original asking price.

Large home on dead end street; also had 1300 sq feet of storage in crawl space; Sold twice in the same year and the second time sold for a higher price.

Comments on Comparable 1:
Living area is all upstairs; main floor is unfinished and stairs go up outside; very similar in-town location just a block away from subject
Comments on Comparable 2:
Basic large home with double garage to the side; Lots of living area and priced well, so uncertain why it has not already sold.
Comments on Comparable 3:
Homes in Robe River Subd typically have 1/3- 1/2 acre as there is a septic system with the city water system. Downstairs is double garage & large unfinished room; nice yard; good buyer appeal
Addendum
Any additional comments regarding market area, conditions, area growth or decline, crime activity, hazards, repairs and the like.
Cannot find solds in the downtown area with an extra half lot as subject has; when built the three lots were redivided so that they were two building sites. If adjoining neighbor would agree, maybe this could be reversed.
Estimates of Value
Discuss how you arrived at these values:
Excluded the highest sold as it was quite a lot higher than the other two solds. Home seems to have been kept in good condition and is in an appealing location so I used the two other sales to bracket the list price; of course, the faster the desired sale, the lower the asking price should be.
