| 18a | Please use commercial laundry facilities for work clothes needing excessive cleaning. |
| 18b | Use of laundry is limited to those who are residing in the 4-plex. If someone leaves laundry in the washing machine, please allow one hour before removing their laundry. And when so, put on top of the dryer or in a laundry basket. Please do not put into the dryer, as they may not be planning on drying all items & some settings can damage some types of fabrics or set a stain |
| 18c | Should you wash bathroom mats or draperies with the rubber backing, please do not put in the dryer, or they can be damaged. Please do not dry mattress pad covers, either. Replacement would be at lessee expense. (6-24-09) |
| 18d | Please set wash water to lowest level & put in any detergent / bleach needed. Swish. Then add the laundry & finish filling up water. Otherwise the water will start to spill over if you add the laundry after the machine is full of water (applies to #125 Foraker washing machine.) |
| 19 | Use bathroom fan when taking showers to vent out extra moisture. Keep wet towels picked up & bathtub dry |
| 20a | Due to the high cost of oil used for heat and hot water in 4-plex ... which Lessor is absorbing at this time ... please use care in keeping the heat turned down or off when no one is home during the work day or on vacation time periods. Please keep heat at 68 - 70 degrees when you are home. |
| 20b | Windows must be closed when temperature is colder outside than inside. Valdez has been having unseasonably cold weather. June 26, 2009 the temperature was the coldest in the state at 38 degrees. A couple of weeks prior in early morning hours the temperature was 34 degrees and 39 degrees. If you like to sleep with a bedroom window open, please keep the door to the living room closed, as it will otherwise cause the furnace to continuously run. If you want fresh air in the apt at other times, please open windows briefly: 20 minutes and then close again. Any time the temperature is colder outside than inside, Lessor requests that windows be kept closed for the same reason. If there should be problems with this we will remind you. And if it continues to happen, rent will be increased by $50 per month. |

Don't allow excessive moisture on windows. When you turn heat up the moisture in the rooms will condense on the windows. Be sure to use the vents in the bathroom during showering, Use the fan when cooking &/or use a lid on pans when boiling foods, etc. If you notice water on windows, please wipe then down. * |
| 22 | Do not spray hazardous products inside, such as silicone spray or any other spray products (propellants can be health hazardous). In particular, do not use products that have an EPA registration number (Fantastik, Lysol Tub'n Tile) as it usually means there is a pesticide component such as BUTYL which causes autoimmune issues and cancers. Lessor asks that you open windows and use bathroom and kitchen vents when you use any cleaning products with glcyol ether. Vapors in eyes * is an exposure to these health-hazardous chemicals and may cause the next renter of the unit to be affected also. |
| 23 | Walk throughs may be scheduled periodically with 24 hour minimum notice - except in emergency or abandonment - (per State of Alaska laws). Lessee agrees to notify Lessor for any anticipated absences of 7 days or longer in winter. (Per Alaska Law) |

Unit is clean & in good condition unless otherwise
noted: Rent will be due and also electric until the unit is in the same condition as received, should this go past the last month's rent of lease. |
| 25 | Parking. Each unit may have one vehicle to the side of the entry door, either 1st or second space, then the next car or visitor car in either the 3rd or 4th parking spot to the far side. In winter follow guidelines for parking as outlined above. Ask Ron Hursh if there are any questions. |
| 26 | Due to common walls / floor / ceilings of 4-plex units it is very important that each occupant gives quiet enjoyment to their neighbors as well as expecting it for themselves from others. After an official warning of 'too much noise' There will be a fine levied in the range of $25 - $100 per incidence. The higher fee would apply if there is loud arguing going on in the middle of the night that would cause neighbor to wake up. $25 would apply for loud music, etc. Quiet after 10pm in summer & after 9pm in Sept thru May. If there are three warnings, lease will be broken, and there will be a 30 day notice to vacate and you must move. If there are any fights in which the police are called by neighbors, you will be asked to move. Lessor will go to Court and get an eviction notice if you do not move. |
| 27 | Lessor reserves the right at any time to make such changes to the rules and regulations set forth and referred to above as deemed necessary for the ongoing safety, care, cleanliness, and orderly behavior for unit. Lessor also requests you be aware of anything that needs attention and let us know about it. |
