Use of Premises Guidelines

1 Lessor requires that unit be kept clean and orderly.  Unit is to be maintained in the same clean, well-maintained condition throughout stay as well as returned in the same condition as received, or security deposit will be used to bring units back to “same condition” as received.  If not, after 2 hours of cleanup time, time is billed at $25/hour.  $50 of cleaning deposit to be used towards carpet cleaning at move-out – non refundable if deemed necessary by Lessor
2 It is agreed that rental is for the sole use of named lessee as named on lease, and that Lessor will be notified of any changes.  No extra people without preapproval & add on fee agreed upon
3 No visitor use of laundry, showering, or cooking facilities. 
4 No pets are approved, including reptiles & birds.    
5 No smoking allowed inside.  Please ask guests to smoke outside & place cigarette butts in a can.  ($25 pick up fee to be withheld from security deposit if owner has to pick up after move-out.)  Should a subsequent renter decline taking a unit due to smoking of a prior renter, full deposit shall be forfeited & remediation additional costs be billed
6 No burning of candles!  For safety reasons, and for smoke residue on walls/ceilings, etc.
7 Garbage cans are located at the side of 4-plex units. Pick up is on Tuesdays and Fridays
8 Entry door needs to be closed. Lessee is prohibited from adding locks to, changing, or in any way altering locks installed on the unit front door.  All keys must be returned to Lessor upon termination of the occupancy. (Missing keys charged at $10 each)
9 Rent a storage unit elsewhere, if you have too many belongings.  There is limited space for bringing more than the necessities.  Only items needed for immediate use are allowed on premises. Additionally, no furniture may be rearranged other than minor items and returned to the way they were at move-in prior to vacating unit.  No furniture may be removed from the apartment.
10 Non-operative vehicles are not permitted on premises, nor are vehicles which leak oil or transmission fluid.  No mechanical work may be done on-site  (Any problems & lessee agrees to appropriately remedy per EPA standards & at their cost and expense.) Note:  parking space may be limited at some units.
11 No nails, screws, picture hooks or adhesive hangers may be placed in walls, woodwork, or any part of residence.
12 As of the date of this agreement, Lessor/owner warrants that the dwelling’s sewage drains are in good working order and that they will accept the normal household waste for which they were designed.  They will not accept such things as paper diapers, sanitary napkins, tampons, children’s toys, wads of toilet paper, balls of hair, grease, oil, table scraps, clothing, rags, sand, dirt, or newspapers.  Please do not clog up the garbage disposal.  Lessee agrees to pay for cleaning the drains of any and all stoppages….clean-out or repair will be at Lessee’s expense! (50/50 with Lessor if there is a question as to cause)
13 Use a can for cooking grease.  Do not pour grease down the sink (Owner shall be called immediately, as owner may be able to repair without calling a plumber.)  Note:  Excessive cabbage, tomato, celery, onion or carrot peelings being put down the garbage disposal may have a high probability of clogging it up
14 Lessee shall not attempt any repairs.  No alterations to unit.  Call 831-1000 or 835-5333 to report any concerns for maintenance or repair
15 As a precaution in winter allow a small amount of water to run somewhere in the rental during periods of absence or extreme cold/winds when no one else is in 4-plex. There have been no problems with freeze-ups in 4-plex.
16 Only use 60 watt light bulbs.  All light bulbs are working at time of move in.  Please replace any burned out light bulbs at time of move-out.
17 If smoke detectors need replacement battery – that shall be the obligation of Lessee.  $30 fine if smoke detector battery is missing at any time. 
18 Use of laundry is limited to those who are residing in the 4-plex.  etc
19 Use bathroom fan when taking showers to vent out extra moisture.  Keep wet towels picked up & bathtub dry
20a Due to the high cost of oil used for heat and hot water in 4-plex ... which Lessor is absorbing at this time ... please use care in keeping the heat turned down or off when no one is home during the work day or on vacation time periods.    Please keep heat at 68 - 70 degrees when you are home.
20b Windows must be closed when temperature is colder outside than inside. Valdez has been having unseasonably cold weather.  June 26, 2009 the temperature was the coldest in the state at 38 degrees.  A couple of weeks prior in early morning hours the temperature was 34 degrees and 39 degrees.  If you like to sleep with a bedroom window open, please keep the door to the living room closed, as it will otherwise cause the furnace to continuously run.  If you want fresh air in the apt at other times, please open windows briefly:  20 minutes and then close again.  Any time the temperature is colder outside than inside, Lessor requests that windows be kept closed for the same reason.  If there should be problems with this we will remind you.  And if it continues to happen, rent will be increased by $50 per month.

Don't allow excessive moisture on windows.  When you turn heat up the moisture in the rooms will condense on the windows.  Be sure to use the vents in the bathroom during showering,  Use the fan when cooking &/or use a lid on pans when boiling foods, etc. If you notice water on windows, please wipe then down. *

22 Do not spray hazardous products inside, such as silicone spray or any other spray products (propellants can be health hazardous). In particular, do not use products that have an EPA registration number (Fantastik, Lysol Tub'n Tile) as it usually means there is a pesticide component such as BUTYL which causes autoimmune issues and cancers. Lessor asks that you open windows and use bathroom and kitchen vents when you use any cleaning products with glcyol ether. Vapors in eyes * is an exposure to these health-hazardous chemicals and may cause the next renter of the unit to be affected also. 
23 Walk throughs may be scheduled periodically with 24 hour minimum notice - except in emergency or abandonment - (per State of Alaska laws).  Lessee agrees to notify Lessor for any anticipated absences of 7 days or longer in winter. (Per Alaska Law)
24 Unit is clean & in good condition unless otherwise noted:

Rent will be due and also electric until the unit is in the same condition as received, should this go past the last month's rent of lease.

25 Parking.  Each unit may have one vehicle to the side of the entry door, either 1st or second space, then the next car or visitor car in either the 3rd or 4th parking spot to the far side.
26 Due to common walls / floor / ceilings of 4-plex units it is very important that each occupant gives quiet enjoyment to their neighbors as well as expecting it for themselves from others.  After an official warning of 'too much noise' a fine may apply. 
27 Lessor reserves the right at any time to make such changes to the rules and regulations set forth and referred to above as deemed necessary for the ongoing safety, care, cleanliness, and orderly behavior for unit.  Lessor also requests you be aware of anything that needs attention and let us know about it.
