Should you market your property through Hursh & Assoc., Realtors, you will establish an agency relationship with the broker, M. Diann Hursh. You are owed the fiduciary duties of loyalty, faithfulness and accountability. If you authorize it other brokers may cooperate in finding a purchaser. In return the commission you have agreed to pay, shall be shared with any such office/cooperating broker. Most likely they will represent the buyer. In representing you, this office is still obligated by law to treat all prospective purchasers honestly and fairly. As my 'customers' buyers will be told that I represent the seller, and that they should not tell me anything they wouldn't want you to know. Our goals for all parties:

If a prospective purchaser chooses to be represented by a broker, their relationship must be disclosed to you the first time you are contacted about the availability of your property. If the buyer's agent expects to share the commission with your agent, that must also be disclosed. The brokers must also confirm in the purchase agreement who each represents.
