Attachment to lease - Pet Addendum   RE:  106 Robe River Dr

Tenant shall have full responsibility and full liability for damages and agrees that pet/s shall not be a nuisance in the neighborhood (barking, etc)

 

If deposit is not sufficient to cover cleaning/damages,

they shall still be the obligation of tenant. 

 

Also, owner recommends tenant consider having their own tenants' insurance:

  • for ones’ own belongings

  • and liability for ones’ guests or any problems relating to pet should be secured as well.

Any pet is only conditionally pre-approved. 

Should the pet not have proper supervision & have ‘accidents’ 

in the dwelling, or should there be concern of biting people

or causing a barking nuisance…  the approval shall be withdrawn,

and tenants agree to remove the pet from the property. 

 

When tenant is not home the pet shall be outside or kenneled.

No dog shall be left inside the dwelling when occupants are not home.

(this is waived) ... except initially:

 

Until all Tenants have checked in

AND the pets are accustomed to the unit.

 

Or, may keep in an area such as the dining room/kitchen

that has linoleum, not carpet.

Exclude bedrooms from use by pets when no one is home.

Proper yard cleanup is also a requirement

for proper care of premises when a pet is allowed.

 

Only two existing dogs are approved –

  • Jemma is a shepherd mix, weighs about 58 pounds &

  • Fredrick is an English Springer Spaniel, weighs about 38 pounds

No other pets are allowed including reptiles & birds
